Challenge
After seeing Haag Brown’s announcement about HB E-Commerce Park being established in Jonesboro, AR, the owners of Roach Manufacturing, a family-owned, world-class material handling systems corporation, approached us about creating a similar project 15 miles away in Trumann, AR. The Roach family had purchased land where they intended to build a new distribution center but their vision was for something much greater than just a warehouse. They had a desire to make quality of life amenities like green spaces, event venues, and walking trails, which so often get neglected, available to their community.
Action
Our team spent months developing a plan to make this dream become a reality. We connected the Roach family with Martin Smith, a landscape architect and founder of Ecological Design Group, who not only created a master plan for the entire development, but also mapped an intricate network of trails connecting this development with the Sunken Lands River Trail and various significant sites throughout the city. We also introduced them to our team of builders at StoneBridge Construction, who will be implementing these plans. Our creative design team worked closely with the Roach family to develop a meaningful name, logo, branding and signage for the project. Finally, our skilled brokers generated a cohesive layout that identifies the highest and best use for every pad within the development - whether that be medical, office, hotels, retail, restaurants, etc. - compiled a list of specific tenants to target and produced a strategy to attract them to the development.
Results
Through Haag Brown Development’s partnership with Roach Manufacturing Corporation, Steel Creek Development, the first ever lifestyle-focused, master-planned, mixed-use development, was established in Trumann, Arkansas. With Roach Manufacturing’s first-class warehouse and distribution center as the anchor for the project, Steel Creek is expected to dramatically accelerate the growth and advancement of the city.
